Accommodation rules

1. DEPOSIT AND OTHER CHARGES, VIOLATIONS

1.1 DEPOSIT, DEPOSIT REFUND

1.1.1 A deposit is a refundable monetary guarantee provided by a student to the school at check-in — no later than 7 days from the check-in date — and is paid by bank card or in cash. Whenever the deposit balance decreases for any reason (payments may be charged from it under these rules), it must be replenished in full within 1 week.

1.1.2 The deposit will be returned 2 (3) months after you move out of the school apartment.

This is because the final utilities bill reaches the school once every 2 (3) months; therefore, we can only see the actual expenses for the current month months after the student has left the flat. If the utilities bill exceeds the amount covered by your monthly payment, an additional charge will apply or the difference will be deducted from your deposit.

1.2 OTHER PAYMENTS

1.2.1 If the cleaning team has to wash dishes left by a student in the kitchen, their overtime hours will be deducted from the deposit.

1.2.2 In the event of a clogged sink, plumbing work will be paid from the deposit.

1.2.3 Upon request, our staff can clean the room for an extra fee.

1.2.4 Upon request, it is possible to invite someone to stay overnight in the flat with the school’s authorization, payment of a fee, and the consent of the flatmates.

1.3 CANCELLATION AND REFUNDS

In accordance with the provisions of the signed contract, cancellation requests will not be accepted once the client has taken possession of the room, as this implies prior obtaining of the corresponding visa. Consequently, if the client wishes to cancel their reservation after occupying the room, refund requests will not be accepted.

1.4 VIOLATIONS

In the event of a first-time breach of the rules for visiting the apartment by your guests (see clause 2.1), the student will be subject to a €100 fine. In the event of a repeated violation, the student will be evicted from the flat without a refund of the remaining accommodation fees or the deposit.

2. LIMITATIONS

2.1 GUESTS

2.1.1 Bringing guests is not permitted without prior authorization from the school.

2.1.2 Guests are not allowed to stay overnight in the flat without the school’s consent (see clause 1.2.4).

In case of infringement, the student will be fined, and in case of recurrence, evicted (see clause 1.3).

2.1.3 Parties in the apartment are prohibited. In Spain this is not allowed and neighbors may call the police, which can result in a significant fine.

2.1.4 Using common areas (to cook or to shower) or making noise after 23:00 is not permitted.

2.1.5 Smoking in the apartment, including on balconies, and drinking alcohol in the flat’s common areas are prohibited.

2.1.6 Throwing anything out of the windows is prohibited.

2.2 UTILITIES: ELECTRICITY, GAS, WATER, HEATING, APPLIANCES

Electricity, gas, water, household appliances, and cleanliness must be used/maintained responsibly.

2.2.1 ELECTRICITY

Turn off the lights when you are not in the room or common areas. Turn off the oven and all electrical appliances when leaving home.

2.2.2 HEATING

Heating should only be turned on when the outside temperature is below 10–15 °C. Using the kitchen oven (gas or electric) as a space heater is prohibited.

2.2.3 WATER

Do not leave taps running. It is recommended to shower no more than twice a day and for no longer than 15–20 minutes.

2.2.4 APPLIANCES

It is recommended to use the washing machine no more than twice a week (once for personal items and once for bed linen if you wash it yourself).

Do full loads (e.g., don’t wash just a few items; wait until you have enough to fill the drum).

Washing sports shoes in the washing machine is prohibited; the washing machine is designed ONLY for clothes.

2.2.5 KEEPING ORDER IN THE ROOM AND IN THE FLAT’S COMMON AREAS:

Order must be maintained in all common areas:

• Dishes must be washed and the kitchen tidied immediately after use.

• All occupants of the flat must take turns taking out the garbage every day. Garbage collection time starts from 20:00. Residents purchase their own trash bags. The school does not provide them.

• You must keep your room clean. Room cleaning is not included in the rent. Upon request, our staff can do this for an extra fee.

• Using common areas (for cooking or showering) or making noise after 23:00 is not permitted.

• Smoking in the flat and drinking alcohol in common areas are prohibited.

• Throwing anything out of the windows is prohibited.

2.2.6 FURNITURE

For sanitary reasons and to reduce the risk of insects entering the apartment, it is forbidden to bring in and place any furniture that does not belong to the school. In exceptional cases, a student may, with the school’s written permission, purchase new furniture. If this clause is violated, the student may be evicted without a refund of the remaining amounts paid and the deposit.

2.3 PETS

Pets are not allowed in our properties in order to prevent any coexistence problems that may arise with other tenants or neighbors and thus ensure a calm and respectful environment for everyone.

2.4 ATTIRE

Residents must behave respectfully in the apartment’s common areas, avoiding situations that may cause discomfort among flatmates. All residents are expected to be appropriately dressed at all times. Wearing only underwear or being naked in common areas will be considered disrespectful and may lead to additional measures.

2.5 KEYS

The school will provide a set of keys that must be handled responsibly. Losing these special and costly keys can make replacement difficult. In case of loss, a fine will be applied in addition to the cost of replacing the keys.

2.6 BICYCLES AND SCOOTERS

Parking scooters and bicycles in the building’s and flat’s common areas, as well as charging them in these areas, is prohibited due to potential conflicts with other residents and energy consumption.

3. SECURITY, VIDEO SURVEILLANCE, ROOM INSPECTIONS

For your safety, audio-video surveillance is carried out in common areas, and the flat and your room are inspected periodically.

3.1 VIDEO-AUDIO MONITORING

Our apartments are equipped with security cameras located exclusively in common areas, specifically in the kitchen, dining room, and hallway. These cameras have been installed solely to ensure the safety and protection of our tenants’ belongings, fully respecting everyone’s privacy.

3.2 FLAT INSPECTION

For safety and maintenance reasons, rooms may be inspected periodically (no more than twice a month).

In an emergency (fire, flooding, smoke, and other situations requiring an urgent visit to the room), the school reserves the right to enter the room without the tenant’s permission or presence. In such a case, at least two people must be involved, with mandatory video recording of everything that happens in the room — two school representatives, or one school representative and one of the flatmates.

4. REQUIREMENT FOR RENEWAL

For the renewal of this temporary lease agreement, it will be an essential requirement that the tenant has a Spanish bank account in order to enable correct direct debiting of the corresponding payments. Failure to meet this requirement will prevent the renewal of the contract.
