Accommodation rules

1. Deposit and Other Charges, Infractions

1.1 Deposit, Refund of Deposit

1.1.1 A deposit is a refundable monetary guarantee provided by a student to the school at the time of check-in, no later than 7 days from the date of check-in, and is paid by bank card or in cash. Anytime the deposit decreases for any reason (payments are made from it according to the present rules), it must be restored in full within 1 week.

1.1.2 The deposit will be returned 2–3 months after your departure from the school apartment.
This is due to the fact that the final utility bill arrives at the school once every 2–3 months, and we will then be able to see your actual expenses. If the utility bill exceeds the amount covered by your monthly payment, an additional fee will be charged or deducted from your deposit.

1.1.3 Important: The deposit is 500 €.

1.2 Other Payments

1.2.1 If the cleaning lady has to wash your dishes due to a mess in the kitchen, her overtime will be deducted from your deposit.

1.2.2 In the event of a clogged sink, plumbing work will be paid for from your deposit.

1.2.3 If requested, our staff can clean your room for an extra fee.

1.2.4 If requested, you may have a guest overnight, for a fee, after agreement with the school and with the consent of your flatmates. Guests must pay 20 € per night.

1.2.5 Registration (empadronamiento): if your booking is at least 4 months and you wish to register at the address, you must confirm it on the day of arrival and pay 40 € extra.

1.2.6 Late check-in fees: if you arrive late at night to Barcelona, you must pay a supplement:

  • After 22:00 → 30 €
  • After 00:00 → 50 €

1.3 Infractions

In case of non-compliance with the rules for visitors (see clause 2.1) for the first time, you will be subject to a fine of 100 €. In case of repeated violation, you will be evicted from the apartment without a refund of the remaining funds for lodging and deposit.

2. Restrictions

2.1 Guests

2.1.1 It is not allowed to bring guests without previous authorization by the school.

2.1.2 It is forbidden to have guests stay overnight without the consent of the school (see clause 1.2.4).

2.1.3 It is forbidden to have parties in the apartment. In Spain this is prohibited and neighbors can call the police, which can result in a significant fine.

2.1.4 The common areas may not be used (cooking or showering) and no noise is allowed after 23:00.

2.1.5 It is forbidden to smoke in the apartment and/or drink alcohol in the common areas of the apartment, balconies included.

2.1.6 It is forbidden to throw anything out of the windows.

2.1.7 Do not make noise in the stairwell.

2.2 Resources: Light, Gas, Water, Heating, Appliances

It is necessary to responsibly use electricity, gas, water, appliances, and maintain cleanliness.

2.2.1 Light

  • Turn off the lights when you are not in the room or in common areas.
  • Turn off the stove and all electrical appliances when you leave the house.

2.2.2 Heating

  • The heating should be turned on only at temperatures below 10–15 degrees outside.
  • It is prohibited to use a kitchen stove (gas or electric) as a space heater.

2.2.3 Water

  • Do not leave faucets open.
  • It is recommended to shower no more than 2 times a day and no longer than 15–20 minutes.
  • If you go to the beach, you must shower at the beach before returning home.

2.2.4 Appliances

  • It is recommended to use the washing machine no more than 2 times a week (once for personal items and once for bedding).
  • Always use a full load (don’t wash just a few items).
  • It is forbidden to wash sports shoes in the washing machine – it is designed ONLY for clothes.
  • Washing machine must always be used on the quick cycle.

2.2.5 Maintenance of Order in the Room and in the Common Areas

  • You must wash the dishes and tidy up the kitchen immediately after use.
  • All occupants of the apartment must take turns to throw the garbage every day. Garbage collection time is from 20:00–22:00.
  • Residents buy their own plastic garbage bags. The school does not provide them.
  • You must keep your room clean. Room cleaning is not included in the rent (it can be requested for a fee).
  • It is forbidden to smoke in the apartment and drink alcohol in common areas.
  • It is forbidden to throw anything out of the windows.
  • Avoid conflicts with flatmates. If problems occur, inform the school.

2.2.6 Furniture

For health reasons, in order to reduce the possibility of insects, it is prohibited to bring or place any furniture in the apartment that does not belong to the school.
In exceptional cases, a student may, with written permission from the school, purchase new furniture.
Violation of this rule may result in eviction without refund of paid fees or deposit.

2.2.7 Kitchen Use

  • Try to prepare quick meals.
  • For fire prevention, you must remain in the kitchen while cooking (never leave pots unattended).

3. Security, Video Surveillance, Room Inspections

3.1 Video-Audio Supervision

For security reasons, audio and video surveillance cameras are installed in the common areas of the apartment.
They also allow warning of lights that are left on in common areas when no one is present.

3.2 Floor and Room Inspection

For security and maintenance reasons, the rooms can be inspected periodically (no more than 2 times a month).

In case of emergency (fire, flood, smoke, etc.), the school reserves the right to enter the room without permission or presence of the tenant. At least two people must be involved with mandatory video recording of everything that happens in the room – either two school representatives, or one representative of the school and one of the apartment’s neighbors.
